Talk about quintessential San Francisco. This 3 Bedroom, 2.5 Bathroom single family Edwardian home, built in 1911, JUST SOLD for $1,380,000. to my wonderful clients who had set their sites on owning this home, in this specific location. They knew what they wanted and I wanted to be sure they were able to complete their purchase.
Though we made an offer the moment the home re-emerged on the market with new lowered pricing at the beginning of September, the seller wanted to see a full marketing period and set an offer date for a few weeks later. We strongly negotiated to a comfortable offer price and held fast for the offer date with an extended counter offer. I had a suprise treat today during my Tuesday property tour. With this caveat, I automatically assumed that I would not be a fan of 1115-1117 Cole street. Even with the prime location- just two blocks to Cole Valley shopping, dinging, and entertainment- I could not picture calling a “two unit building” home. I will admit when I am wrong, and boy was I wrong! The minute I walked in, I immediately began to feel at home. Both grand and cozy at the same time, this is the type of property that one could easily call home.
The main floor features a formal dining room and living area as well as a renovated kitchen with top-of-the-line appliances open to an eating/family area. This open space in the rear of the home affords direct access to a west-facing backyard.
There are three bedrooms on the second level; two at the rear of the home, one of which has a sun room with a door to a deck that overlooks the back yard. The third bedroom is at the front of the home. There are three full baths, one on each level, All of which have been tastefully updated.

I would say that the first thing that caught my eye about this home was the kitchen, but in doing so I feel like I am cheating on the rest of this home that I feel in love with! From the views, to the out of control statement fireplace, to the use of the outdoor spaces- I go back and forth between picking my ABSOLUTE favorite thing. I usually associate contemporary with cold, but this home is as warm and inviting as it is contemporary. Situated on 17,000 sq ft the property really maximizes it’s outdoor space. The living/dining area connects with a large level yard and gardens for quiet relaxation. The sumptuous master suite has French doors leading to a private terrace with sweeping Bay views. Recently reduced to just under $3 million.
Now back to the designer gourmet kitchen- the focal point of the great room with Bay views. It makes me want to throw a party.
